Ridgefield Housing Market Up and Down, Month to Month

The number of homes sold in Ridgefield during June 2013 rose to 58, as compared to the same month in 2012, when only 44 homes sold.

The average selling price, however, fell from $702,248 in June 2012 to $628,402, a decline of 10.5 percent, according to records from the Ridgefield Town Clerk.

June 2013 saw eight property transfers of more than $1 million in Ridgefield, as compared to only 6 $1 million transfers in 2012. On a national level, the National Association of Realtors reported sales shrank in March, but then grew in April and May, but the growth was limited because so few homes are on the market. May is the last month NAR has posted.

"There seems to be more supply in Ridgefield," said Realtor Dayna Shliger, who has worked in the market for 10 years. Shliger, of ERA Goodfellow Homes, had a couple try but fail to sell a Ridgefield home in January and February 2012, and after pulling it off the market, they had trouble deciding when to put it back on the market. Shliger suggested March 2013 and their house sold. 

"People are starting to notice houses are selling in Ridgefield, and that's bringing out the sellers and the buyers," Shliger said.
